Bank-statement loans
Uses typically 12–24 months of personal or business bank statements to support income when tax returns are not the best representation of cash flow.
A Non-QM (non-qualified mortgage) loan is a mortgage that does not follow the standard Qualified Mortgage documentation and underwriting framework used by many conventional loans. Common Non-QM paths include bank-statement qualification for self-employed borrowers and asset-based qualification. For veterans, Non-QM can be a bridge when income is complex—while VA loans remain the first review for eligible primary-residence purchases. Plain English: Non-QM means the lender can use alternative ways to understand your ability to repay—like bank deposits or assets—instead of a traditional W-2 / tax-return package. It is not a VA loan.

Uses verified liquid or eligible assets to support repayment capacity under lender formulas, often for borrowers with significant reserves.
Some programs allow P&L statements, 1099 income, or other alternative documentation. Availability is lender-specific.
| Feature | Non-QM | VA | DSCR |
|---|---|---|---|
| Best for | Complex personal income docs | Eligible primary-residence VA use | Rental cash-flow qualification |
| Typical docs | Bank statements / assets / alt docs | VA income and entitlement docs | Rent support + investor package |
| Uses VA entitlement? | No | Yes | No |
| Down payment | Program-specific | Often $0 with full entitlement | Often investor down payment |
| Occupancy | Varies by program | Primary residence focus | Investment focus |
Start with VA when you are eligible and buying/refinancing a primary residence. Consider Non-QM when personal income documentation is the blocker. Consider DSCR when the property is an investment rental that should qualify on cash flow.
Estimate monthly principal and interest for planning scenarios. This calculator provides an estimate only and is not a loan approval or commitment to lend.
Example only: A self-employed veteran shows consistent business deposits over 12–24 months, but tax returns reflect large write-offs. A bank-statement Non-QM review may fit better than forcing traditional full-doc underwriting—while a VA purchase may still be reviewed first if the home is primary residence and VA docs work.
Example only: A borrower with substantial liquid assets and lighter current W-2 income may explore asset-based Non-QM options subject to lender formulas and reserves.
Example only: If the goal is a rental property and personal income is not the point, a DSCR structure focused on rent vs PITIA may be simpler than a personal Non-QM file.
A Non-QM loan is a mortgage that uses alternative underwriting/documentation methods outside the standard Qualified Mortgage framework. Common examples include bank-statement and asset-based programs. It is not a VA loan.
Lenders typically review 12–24 months of deposits on personal or business accounts to support an income figure, subject to program rules, expense factors, and overlays.
If you are eligible and buying/refinancing a primary residence, review VA first. Non-QM is more often used when documentation, occupancy, or property circumstances do not fit a clean VA path.
Non-QM often focuses on the borrower’s alternative personal/business documentation. DSCR focuses on the investment property’s rental cash flow. Choose based on property use and what is easiest to document cleanly.
There is no single universal minimum. Non-QM lenders set overlays; stronger credit usually improves options and pricing.
Pricing can be higher than some QM or VA options because of risk and documentation flexibility. Compare current scenarios rather than assuming one outcome.
Some Non-QM programs reduce or avoid traditional tax-return income analysis, but lenders may still request tax returns or other docs in certain cases. Ask what your specific program requires.
Common items include ID, bank statements or asset statements, property contract details, insurance/tax info, and any entity documents. Exact lists vary by program.
Self-employed borrowers are a common fit, but other unique income or asset situations may also be considered depending on the lender program.
Down payment depends on occupancy, program, credit, and property type. Non-QM is generally not a $0-down VA substitute.
